Private money lending is asset-based financing funded by private investors rather than traditional banks. Loans are secured by real estate and decisions are based on the property value and your plan, not just credit scores or W-2 income.
How fast can you close?
Most loans close in 5–14 business days, depending on property type, title status, and documentation. Bridge loans can close in as few as 5 business days for straightforward deals.
Do you require a minimum credit score?
No. We are an asset-based lender. We evaluate the property, your experience, and your exit strategy. While credit history is reviewed, there is no hard minimum score requirement.
What states do you lend in?
We primarily lend in Northern California, with a focus on the Redding area and surrounding counties. Contact us if your property is outside this region — we may still be able to help or refer you to a trusted partner.
What is the maximum loan-to-value (LTV)?
Maximum LTV varies by program: Fix & Flip up to 75% ARV; Buy & Hold up to 75% LTV; Bridge up to 70% LTV; Commercial up to 70% LTV. Your actual LTV depends on property type, location, and your experience.
Do you offer 100% financing?
No. We require borrowers to have skin in the game. Minimum down payment or equity contribution varies by program and borrower experience, but typically ranges from 25–30% of the property value.
Are there prepayment penalties?
Most of our Fix & Flip and Bridge programs have no prepayment penalties. Buy & Hold and Commercial loans may have minimum interest periods or modest prepayment fees depending on the structure. We disclose all fees upfront.
Can I get a loan if this is my first deal?
Yes, but terms may be more conservative for first-time investors. We look at your overall financial picture, the quality of the deal, and your plan. Repeat borrowers receive better rates and higher leverage.
What documents do I need to apply?
At minimum: property address, purchase price or estimated value, renovation budget (if applicable), and your exit strategy. For larger loans, we may request bank statements, LLC documents, or a scope of work. We keep documentation light compared to banks.
Do you lend on commercial properties?
Yes. Our Commercial loan program covers retail, office, mixed-use, and industrial properties. Loan amounts range from $250,000 to $5,000,000 with terms from 6 months to 30 years.
